Becoming a host

Anyone with a spare bedroom in their home can become a host. 

We look for homes which will make guest feel welcome. Their room should have a single or double bed, sheets, pillows and duvets. Storage for clothes and access to WIFI. 

There should be a washing machine and a place to dry clothes. There should be sufficient space to store food and a cooker/oven to cook meals.

You must be able to provide an adequately warm home, with hot water and sufficient water pressure.

As mentioned the room should be ready for them to use, so duets, pillows, sheets etc should be provided. Similar to what you would expect renting a room on Airbnb.

Make sure there is assigned shelf space in the fridge and the press to store food.

As a lot of guests are students it would be helpful to have a desk and chair in their room or a private area they can study in. But this is not essential.

Yes, access to the internet via WIFI must be provided.

You can set your own rates as you also need to take into account the bills associated with your home.

We can provide guidance if we feel the price you are charging is above the market price.

In general yes, all bills must be included in the rent you are paid.

However this does not give the guest the right for example to have the heating on all day. 

A fair usage policy applies. 

If you are renting a room in your principal residence you are not required to register with the RTB.

In general, rentals will fall under the rent a room scheme which allows you to receive up to a max of €14,000 per year tax free. Please note this is the full payment received from the guest, including any payments for bills. 

The relief does not apply when letting a room for less than 28 days to guests who are using the room for leisure or business. But it does apply for less than 28 days when the guest is a student. 

Also note, relief does apply to self-contained units but it doesn’t apply if they are not attached to your property.

The above may change so always refer to revenue’s website for guidance or speak to an accountant. 

We do allow this as an option. The number of hours expected each week and the type of work required must be agreed by both parties in advance.

This can be a beneficial arrangement for both parties. 

We don’t get involved in the payment from the guest to the host. You can agree which payment method works best for you. It can be cash or bank transfer.

If you live in a remote area or an area no serviced well by public transport please flag this in your listing.

The majority of our guests will not have a car so lack of public transport could be an issue.

Your Listing

Once we’ve reviewed your application we will contact you with the outcome of our process by email.

Sure you can do this through the dashboard on our website?

Depending on the area you live in we can arrange a photographer to visit your home.

You can we would recommend taking up to 10 pictures please include pictures of the following:

  1. Bedroom
  2. Bathroom
  3. Kitchen / Dining room
  4. Living room
  5. Garden if any.

In your listing please provide as much information about yourself and your interests and hobbies.

If there are other people living in the house please provide information about them also. Please let guests know if there are young children living in your home.

Please also include any additional house rules beyond our standard rules. Also include what you deem to be fair usage of heating and electricity. 

 

You can, if you fell more comfortable for example only renting to females you have the option to do so.

On your listing you can set it to “females only”.

You can you can do this through your dashboard or you can contact us and we can do it for you.

You can also turn off your listing if you no longer want to take booking for whatever reason. You can then reactivate your listing when you want.

No, we never show your full name or address on your listing.

No, there must be no restrictions like this on any of the rooms listed.

Requests & Bookings

It will be adults who will be mostly students at third level or studying English and professionals.

No not at all. We encourage you to make sure you find the person who will be the right fit for you and your home. 

If you need additional information we can send on any questions you have to the guest interested in your room.

We take a booking payment for guests before they arrive.

We also request a copy of their ID as well as information on their jobs or their studies?

You will be notified by email. You only have to accept or decline within 24 hours.

It will provide all the information you need about the booking. 

If you have any questions about the booking please contact us.

Our guests need to know if a room is available as soon as possible so they can find a place to stay.

When the guest arrive they will make the first payment. It can either be by cash or Revolut so it is paid the same day they arrive.

If you are comfortable to wait 2/3 business days it can also be by bank transfer.

We monitor all cancellations. If you booking has been cancelled we will get your listing back on the website as soon as possible and find you a new guest as soon as possible.

Yes. To keep the room guest must pay while they are not in the property. Failure to do so will result in them losing the room.

We don’t get involved in the regular payments with hosts and guests.

You will be paid directly by the guest. You can decide yourselves the best method of payment. Typically we would recommend a bank transfer.

If you are rent a room in your principal residence you have the right to end a booking at any time as long as your provide reasonable notice. 

If there is any misconduct by the guest you can end the contract immediately. 

Please do. We are always keen to hear from our hosts and how we can improve our end to end process. 

Other Questions

We ask guests to provide detailed information about themselves so you can decide if they are a match for you.

It will include:

  1. Age and gender
  2. Why they are coming to Dublin 
  3. If they are professionals or students and some information on their course or job.
  4. Waking hours
  5. Where they are from
  6. Level of English
  7. Interests and hobbies.

We only take a booking fee from the guest. It is up to yourself to agree with the guest what is the most convenient payment method for you.

We would recommend, depending on the term, rent is paid weekly into your bank account. And you also collect one week rent as a deposit.

You can terminate the contract at any time but please give reasonable notice. Please let us know as soon as you can so we can find suitable accommodation for your guest.

In the rare event of misconduct by the guest you can end the contract immediately.

No. Within our general rules guests are not allowed to bring anyone into your home without your permission.

You can cancel the reservation up until 2 weeks before the guest has arrived. As you can imagine some guests are coming from abroad, will have flights booked and finding accommodation isn’t easy in Dublin.

If there are exceptional circumstances please let us know as soon as possible so we can arrange an alternative booking for our guests.
